I'm responsible to the traffic that does respond to your listing by, one, being there, and two, following-up.  It is not rocket science, yet when I show other homes that are listed by other realtors, maybe 1 out of 5 of them follow-up for feedback and additional attempts to help it sell!  HUGE MISTAKE FOR YOU, THE SELLER!!!  Feedback is the most important information a seller will glean NOT on your own home, but on homes that compete with yours- WHERE ARE YOU AT?!?  In other words, both that realtor and a buyer TOGETHER have just looked at all your competition.  That realtor on the ground, can be YOUR REALITY CHECK and desperately needed feedback loop.  Without it... WE are sunk.  What are the other realtors doing, that are not getting feedback for their sellers?!?  Getting the next listing, buyer or seller, because the MLS will sell your home or the buyer 'who really wants it' will really get through if they really want it.  Problem... some OR MANY will... move on.  And 'moving on' is the worst thing that could happen in this market because MANY OTHER HOMES WILL SUFFICE AND CONTINUE TO DRAW THEM AWAY!  IF you really do not want that to happen YOU CANNOT AFFORD NOT TO CALL ME!!!  Let's say it takes one out of the few showings that take place over the course of the next 3 months, to get a 'taker'.  Well... IF YOU MISS YOUR CHANCE with that particular one, THEN YOU HAVE ANOTHER 3 MONTHS TO REPEAT THE SAME MISTAKE FOLKS.  By the way, me being up at RE/MAX First Realty is also a huge advantage because we 'move' about half of the market.
  5. I provide just the right touch with how your home/condo is served up in selling packages with pictures etc.  We have both paper and email flyer delivery systems that work!
  6. I've said enough because there isn't much more, but fluff. I like short, to the point and to act/discuss on your behalf. Luckily, you landed here.   • Having a reservoir of my own buyers I'm working with helps AND it has/does make a difference if your agent is specifically engaged on the level of working your listing.  This typically happens at its peak when your agent entertains both buyers and sellers on a personal level because IF as the chances of the MLS and getting a buyer to bite off on ONE of those listings competes with any investment to give yours special emphasis, then your agent has to be connected enough to both the maintenance of your listing as well as with buyers.  While keeping emotions out, is often a good trait dealing with transactions, it has its place when you need an agent to actually USE those 'active agent' skills.
