Geographic St George MLS Property Search Tutorial
The following are links [on the home page version] and is the main way of geographically structuring the St George and Washington county area. First off, we are unique in that we separate out the neighborhoods from the cities. This tutorial will demonstrate functionality of the top portion of the main property search console, found on the home page.
Basically, there are different areas [and even ways] to search. Now, not here, but on the main search, on the home page, you have to click on these (links) other ways of searching in order for them to open to your view. We highlight each one as we talk about it as well as provide the link to the actual search.
Search by MLS Area

Search by Washington County MLS Areas. What are they? They are generalized geographical boundary regions designated by the local Multiple Listing Service (MLS) with the Washington County Board of Realtors to benefit people needing to localize or even generalize property searches. This search is represented above under "Go Search" and is also the main default search that is showing on the home page. The main
MLS areas are represented to the right side here with this little cosole window- click on it to go to a break down of these areas as they are listed. On the map showing further above you can become visually educated on the area and also can click on regions to get areas broken down with associated city/neighborhood links. Search by City

Search by "City" or "Go Search" above allows users to search even more localized to a particular city - within city limits. If you click on the 'Location' console caption on the right it will take you to a list of cities as broken down by MLS region.
Search by Neighborhood

We have cleared up confusion you might find on other sites by parsing out the neighborhoods -separate from cities- to help you tell which is which. The above property search feature of "Neighborhood" or "Go Search" will reveal the neighborhoods in eachcity area. This picture of that console below can be helpful for both buyers and sellers. For sellers, they can pinpoint better what is selling in their own neighborhood.
For buyers, this can help you localize your search in your more populated areas, like Greater St George. Per our example, in a few of your smaller cities, like Santa Clara, you may have only one isolated larger neighborhood like Snow Canyon, which in some cases, extends as a [named] larger geographic area that can contain several subdivisions within it. When searching by "Neighborhood", and only one or some "neighborhoods" cover that cities geographical area, we do an 'honorable-mention' of the rest in that city by saying "All Others" not in those previous named neighborhood(s) (see illustration). Be aware, it is not the entire cities listings, but the residue left over from the neighborhoods listed. As we can see it is very possible for a "neighborhood" to be a larger unit of measure than a subdivision. However, here on SoUtah.com you can also search by individual subdivisions- see advanced criteria search one two paragraphs, or so, below.
Also, don't forget for a more visual entry into subdivisions encompassed in your larger MLS areas, you can click on a major map region up above, like "Greater St George", and it will reveal that kind of neighborhood detail. Other Property Search Capabilities
Search by MLS Listing Number

If you have the listing number obtained from any other source, usually containing the year in the beginning numbers like: 07-XXXXX, then you can enter it by clicking on "Listing Number" or "Go Search" above, to obtain any ACTIVE listing on the market.
If it does not show up, then it usually means that it is either Pending (Under Contract) or Sold. But not always, you may have the number wrong somehow. You can call us or try advanced options below.
Advanced Criteria Search
